Kinloch Fairway Homes

Ron Seeto was asked by Kinloch Holdings LP to provide prototype concept designs for single and a double storey homes at Kinloch on sites either edging the golf course or those a block back all owned by the developer.
2 Concept prototypes are suggested.
A low slung prototype Fairway home and a double storey Golfer's Lookout both design room layouts encircling a sun drenched and protected courtyard .
The prototypes incorporate;
• Site adaptability- to fit within the required Kinloch Design Guideline setbacks with a a 27mx12m wide footprint for the tightest sites.
• Road elevation – garage door to the side
• Allow golf course view and capture north sun. Carefully placed windows and clerestory windows are used to edit views/sun.
• Wind protection - a sheltered "internal" covered open air courtyard

• Service Entry concealed behind a solid gate to a mudroom-Laundry with access to Garage and a service court.

• Storage wall in Garage.
• Spatial variety/flexibility. 2 main ceiling heights 3.6m and 2.7m. Flat or monopitch ceiling.- Exterior composition comprises a monopitch roof form bookended by cubic flat roof blocks. The main living block facing the golf course envisaged as a grand 3.6m high space –fireplaces at both ends. There is a sunken sitting well. Note all spaces are interchangeable in an open plan arrangement.
• Construction- materials and finishes mainly natural cedar, concrete (off form) or stone clad, zinc. Glass roof over the Outdoor internal patio /fire and BBQ.
• Simple orthogonal floor plan exterior wall line allows sliding shutters to secure and close the exterior up for part time occupancy.
